In Manhattan probably just the city projects - and there's probably about a 10 year waiting list for them or section 8. Staten Island, Brooklyn, The Bronx, and Queens are much more reasonable than Manhattan and are still part of New York City.

LOL, there is no way in hell u can afford to rent even a studio if ur not working a full time job. 1 bedroom apartments start at a minimum of 2000 a month. In the building I manage they start at 3500. Secondly, no one will rent to you unless u have a guarentor, (provides proof that they make 50 times the monthly rent) income verification, bank statements and good credit. If you want to go to school in new york apply to NYU or Colombia or Fordham and get housing with them. thats the only way you will live in the city. good luck. its very expensive to live here but you could always live in brooklyn and commute which is much cheaper.

you can break any contract you want.

You are not asking the correct question. "What will be the outcome if I break a contract on buying a new condo . . ."

You could lose your deposit and the builder/seller could sue you for additional damages.

For starters, Manhattan and NYC are one and the same.

It's really expensive living in the city. The Upper West side is good but very pricey. So are the west village and Tribeca. The lower east side is cheaper but not as well connected by subway to the rest of the city. The Upper east side is good, but subway connectivity is not as good as on the west side.

Why don't you consider living in Jersey City or Hoboken, NJ? Both are one or two stops away from Manhattan on the PATH train system and considerably cheaper than the city to live in. PATH service, even on weekends, is great and it is on 24 hours a day. Plus, you will actually be able to get to midtown or downtown Manhattan quicker and cheaper if you lived there than if you lived in most parts of Manhattan itself.

I live in Jersey City, and I go to NYC quickly and cheaply. I'd urge you to consider it.

Web sites are a good place to find an apartment or house to rent, if you want to go through the entire list to find one in your state and then city.

The best place to look for places to rent is to go to the yellow pages of your telephone book, look under property managers.

These individuals list properties for rent in certain areas, so make sure you select the areas in which you wish to rent.

Call several of the property managers listed there, tell them you want a list of properties that they have for rent. Some will fax, email or mail the list of local places to rent along with the address, number of bedrooms and bath rooms, amenities available, such as washer and dryers or gyms, the monthly rental of the unit. Most will include a rental application. These list will include the monthly rental required, if a lease or month to month agreement will be signed. They will also indicate if they will accept Section 8 vouchers.

They might indicate a web site that you might visit to get their list of places to rent. It does not cost to get a rental list from a reputable property manager.

Some will require you to stop by their office and pick up the list. A lot of them post their list outside so the list are available 24/7 360.

Make sure you don't fall for the scams and purchase a list as 70%-80% of these list are composed of free list they have compiled. They are not the property managers of any property in most instances.

You might also google Property managers in whatever city or community you want to live in and see what comes up. Again do not pay for this information as it is free from reliable property managers.

I hope this has been of some benefit to you, good luck.

The "local" or city tax is for anyone living in NYC (Bronx, Brooklyn, Queens, Staten Island, Manhattan) whether you work in NYC or not.

If you own property, of course you would pay real estate taxes, which is different from the local personal income tax.

I doubt any one agent knows this, as there is not one governing board.

NYC is not like the rest of the country, NYC has a housing shortage. I doubt the turnover is more then 5%. This is just an educated guess though.

I hate to sound to unhelpful but affordable apartments in NYC is an oxymoron. And if you are going to be looking for something like a Section 8 apartment you are going to wait at least 10 years. Try to get yourself into a advantageous roommate situation.
