<p>We don&#8217;t care where it is, so long as it&#8217;s a short commute (an hour the longest) and in a decent area.  Anyone have any ideas?  Or, any ideas of what areas we should definitely avoid?  I heard all of East Orange is bad, and many parts in Brooklyn obviously&#8230;</p>

My realtor says that I&#8217;ll need to put at least 10% down to be considered.  I countered that the seller gets the same check no matter what financing arrangements I have, so it shouldn&#8217;t matter.  My realtor maintains that NYC is &quot;different&quot; and that we will need to put down the &quot;required&quot; 10%.  To me, this seems ridiculous, because the bank is assuming all of the underwriting risk, and the seller really doesn&#8217;t care about the financing details when the check is cut.  Am I crazy?  Is NYC &quot;special?&quot;  If not, what possible reason could this guy have for wanting me to put more money down?</p>
